Now he’s reaching buyers who’ve never been to the island.
John is the market leader on Nantucket — 28% share, $15–25M in annual sales, built over 31 years on the island. And yet: no website, no social, no digital presence of any kind. Every deal came from referrals.
The gap wasn’t local. It was reaching off-island buyers — second-home purchasers from Boston, New York, and beyond who’d visited Nantucket years ago and now wanted to buy, but had no connections. They’d search online and find agents with louder brands, not John.
Before writing code, we studied how Nantucket luxury buyers actually research — what they search, what they need, how they decide on an agent from 200 miles away.
From that, we built a brand platform capturing John’s full value stack: 31 years on the island, construction supervisor license, property management company, planning board experience. Every page reinforces the one thing out-of-state buyers need — a local expert who handles purchase, build, and long-term stewardship.
Buyers from Boston and New York find John first, trust him on sight, and arrive at the first conversation already convinced.

Most Nantucket agents sell the transaction. John sells a relationship — purchase, construction, management, stewardship. That’s the story buyers from New York and Boston don’t hear until they call him.
We built the site around it. Construction supervisor license. Property management company handling his listings post-sale. Planning board experience smoothing complicated permits. Every element answers the silent question a buyer from 200 miles away is asking: ‘If I buy this, who handles everything?’
“Purchase. Build. Manage. One agent, three jobs — and the credentials to prove it.”
John’s traditional buyers knew someone on the island. The new buyers — the ones he needed to reach — knew nobody. They were researching Nantucket from New York apartments and Boston condos, with no network to ask.
We targeted their search path with SEO-optimized content, neighborhood guides, and backlink outreach to high-authority sites. When an NYC executive types ‘Nantucket luxury real estate’ or ‘Siasconset waterfront homes,’ John’s content surfaces — and the brand platform converts their curiosity into a first call.
Organic authority takes time. To put qualified demand in John’s calendar on day one, we launched Meta ads — Facebook and Instagram — targeted at affluent East Coast buyer markets (MA, CT, NY, NJ, VA, MD, DC).
Cinematic Nantucket property showcase videos — shot for the level of the listings — paired with lifestyle imagery. The top creative was rated ABOVE AVERAGE by Meta for conversion.
Every lead flows through an automated SMS qualification system before reaching John — screening for budget, timeline, and preferences. First 30 days: 27 qualified buyers, $14M weighted pipeline, 249% traffic growth.
“27 qualified buyers in 30 days. From zero digital presence to a working pipeline.”
“I’m not worried about selling something. I can sell myself — I just need somebody to put it out there to get noticed.”
